Jersey City Planning Board Meeting Discusses Proposed Development Projects

JERSEY CITY, NJ (GovWire) - On November 14, 2023, the Jersey City Planning Board held a meeting to discuss several proposed development projects. One of the projects discussed was a multi-family development located at 27-29 Fayette Ave. The project, proposed by developer Tom Lean of Connell Foley, would include a six-story structure with 20 units, two of which would be designated as affordable housing. The project would also include 12 off-street parking spaces.


During the meeting, several residents and community activists expressed concerns about the project. Joseph Capozzoli, a lifelong resident of Jersey City, stated that the community had met with the developer 18 months ago and expressed their displeasure with the project. He also stated that the developer had agreed to consider the community's input, but never followed up with them. "The community never heard back from any of the representatives or the owner," Capozzoli said.


Other concerns raised by residents included the lack of green space, the size of the parking spaces, and the potential impact on traffic and parking in the area. Commissioner Torres also raised concerns about the lack of a backup generator for the building's pump system. In response, the developer agreed to include a backup generator and pump as a condition of approval.


Despite these concerns, the planning board ultimately voted to approve the project, with several conditions, including the inclusion of a backup generator and pump, and that all affordable units have the same fit and finish as the market-rate units. The vote was not unanimous, with three members voting in favor and three members voting against the project.


The meeting also included discussions about several other proposed development projects, including a preliminary and final major site plan for 30 and 40 Newport Parkway. This project was ultimately carried to the December 12th meeting, with the developer agreeing to re-notice the project.


Overall, the meeting highlighted the ongoing tension between developers and community members in Jersey City, as the city continues to grow and change. As resident Shereen McCormick stated, "I'm for responsible development."
