JERSEY CITY, NJ (GovWire) - On November 9, 2023, the Jersey City Zoning Board of Adjustment held a meeting to discuss various cases and applications. Among the items discussed were variances for building height, rear yard setbacks, and building coverage.

One of the cases discussed was for the applicant G&G Holdings LLC, seeking several C variances to construct a new two-family dwelling on an undersized lot at 344 Randolph Ave. The board heard testimony from the applicant's attorney, architect, and planner, and approved the application with conditions. "344 Randolph is an undersized lot," said Steven Joseph Cassano, the attorney for the applicant. "We're seeking a bunch of C variances associated with the undersized nature of the lot."

Another case discussed was for the applicant Benjamin Wine, seeking a C variance for building height to construct a new two-family dwelling on a vacant lot at 194 Freeman Ave. The board heard testimony from the applicant's architect and planner, and approved the application with conditions. "We are requesting an additional 2 feet nine and the 8 inches," said Benjamin Wine, the attorney for the applicant. "Under the new zoning, which would be taking effect next week, this would be compliant as it's under 35 feet."

The board also heard from Emmanuel Goodwin, who sought a C variance for front yard landscaping to provide a reasonable accommodation for his disability and allow him to park his car in front of his house at 309 Chapel Ave. The board heard testimony from the applicant, his attorney, and his engineer and planner, and approved the application with conditions. "Mr. Goodrum has resided in this particular property for nearly 30 years," said Jennifer Berard, the attorney for the applicant. "Mr. Goodrum is seeking relief to provide a reasonable accommodation to continue to live in his home pursuant to the Fair Housing Accommodation Act."

Throughout the meeting, the board carefully considered each case and made decisions based on the testimony and evidence presented. The meeting demonstrated the board's commitment to ensuring that development in Jersey City is carried out in a responsible and fair manner.

In conclusion, the Jersey City Zoning Board of Adjustment meeting on November 9, 2023, was a productive and informative session, with several cases discussed and decisions made. The board's careful consideration of each case and commitment to responsible development was evident throughout the meeting.
